SDA DESIGN GUIDELINES

The SDA Design Standard provides in-depth guidelines for the design of newly constructed Specialist Disability Accommodation (SDA) properties aiming to be enrolled in the NDIS. 

The standard organizes SDA design into four primary categories, as defined in the SDA Rules (2020):

  • Improve Livability
  • Robust
  • Fully Accessible
  • High Physical Support

By establishing clear design criteria, the SDA Design Standard fosters transparency, enhances provider confidence, and ensures adherence to requirements. It helps participants access high-quality housing options, gives providers flexibility accommodate individual needs, offers architects, builders, broader community valuable guidance for developing accessible housing. 

SDA PRICING

The pricing for SDA is based onvarious factors, including the type and locationof the accommodation, the level of supportrequired, and the design and features of theproperty. To help participants and providersnavigate these details, the NDIS offers usefulresources on their website.

RESIDENTIAL TENANCY

Your SDA tenancy is protected under the Residential Tenancy Act, which outlines both your rights and responsibilities, as well as those of the SDA provider. Please refer to the attached resources to help you better understand these important aspects.

ONSITE OVERNIGHT SHARED SUPPORTS (OOSS)

Onsite Overnight Shared Supports, also known as the concierge service, provide an additional safeguard in Specialist Disability Accommodation. This service is designed as supplementary, backup support and is not intended to replace your regular supports. It is entirely optional, and choosing not to sign up will not impact your tenancy, ensuring that your choice and control are fully respected.

Are you an Occupational Therapist or Support Coordinator?

 
We offer free Professional Development (PD) sessions on Specialist Disability Accommodation (SDA), designed to enhance your team’s understanding. These sessions can be tailored to suit your team’s needs, regardless of their prior knowledge.
 
The training is delivered at one of our SDA sites, featuring a practical ‘show and tell’ component for hands-on learning.
 
A Certificate of PD Hours will be provided upon completion.
